Tradewinds Carriage Office

Located at 1301 N. Pershing Street between E. Marie and Barton in Truth or Consequences, New Mexico (MAP), twelve 1- bedroom, twelve 2-bedroom, eight 3-bedroom unfurnished Section 8 Project Based apartments. Apartments have enclosed patios. The complex is nicely landscaped with trees shrubs and grass and has a playground. There is a laundry facility on the premises.

Located approximately two miles from downtown Truth or Consequences where you can find churches, banks, beauty shops, barbers, restaurants, movie rentals, post office, groceries, drug store, shops, lawyers, and hot mineral baths houses.  About two miles to the City Library, bowling center and golf course.  Approximately five miles away is the Elephant Butte Lake State Park and Elephant Butte Lake for picnicking, camping, fishing, swimming, jet skiing, and boating fun.  The Middle and High Schools are within walking distance and the Elementary School is approximately a mile.  The hospital is approximately 1.5 miles.

Eligibility: No police record.  Acceptable credit references such as previous landlords.  Eligibility for a Project-Based Section 8 unit is based on the total adjusted annual income and family size and is limited to U.S. citizens and specified categories of non-citizens who have eligible immigration status. In general, the family's income may not exceed 50% of the median income for the county or metropolitan area in which the family chooses to live. Median income levels are published by HUD and vary by location.

Under the Project-based Section 8 program, the assistance is tied to the unit, a family who moves from the project-based unit does not have any right to continued housing assistance. However, they may be eligible for a tenant based voucher when one becomes available.

An application must be fully completed and signed then returned to the Housing Authority with copies of all household members' Birth Certificates, Social Security cards, marriage license or divorce papers and proof of any and all income.  Social Security recipients must provide copy of award letter.   This places your name on the waiting list.  You can download the applicationNote, when using Adobe Acrobat Reader, you can fill out the form and print it, but the information will not be saved -- it saves only the blank form.

Waiting List:  Placement on the waiting list is by family composition and date and time a fully completed application is received.

Rent Calculation:  Thirty percent (30%) of your monthly adjusted income.

UtilitiesUtilities are included.

Security Deposits $200.00.  No financial assistance is available for security deposits and it is the sole responsibility of the tenant.
